NCC 2022 Compliance · Clause 10.8.3

NCC 10.8.3, solved.

SolarArk solar roof ventilators are a performance solution that meets and exceeds the Deemed-to-Satisfy provisions for roof-space ventilation and condensation management under NCC 2022.

Condensation Management

Why 10.8.3 exists.

Modern airtight, thermally-efficient homes trap more moisture. In roof spaces, heat, humidity and poor air movement create serious durability, energy-efficiency and air-quality risks.

A performance solution

When correctly specified and installed, SolarArk ventilators deliver sustained ventilation rates exceeding passive DTS methods — satisfying NCC 2022 Vol. 1 F8D5 and ABCB Housing Provisions 10.8.3.

Especially Climate Zones 6, 7 & 8

Active convective air exchange reduces moisture retention, thermal stratification and heat-load accumulation in the roof cavity — improving envelope integrity and energy efficiency.

Unobstructed Free Open Area

FOA is the actual area air moves through. SolarArk units measure FOA at a completely unobstructed base opening — where a 400×200 mm eave vent (80,000 mm² gross) may only deliver 15,000–20,000 mm² effective, a SAV-20 delivers 196,349 mm².

The Requirement

NCC 10.8.3 roof-space ventilation.

Minimum free open area per metre of the roof's longest horizontal dimension, by roof pitch.

Roof PitchRequired Ventilation Openings
< 10°25,000 mm²/m at each of two opposing ends
≥ 10° and < 15°25,000 mm²/m at the eaves + 5,000 mm²/m at high level
≥ 15° and < 75°7,000 mm²/m at eaves + 5,000 mm²/m at high level (+18,000 mm²/m at eaves for cathedral ceilings)

High-level openings are provided at the ridge, or no more than 900 mm below the highest point of the roof space.

Worked Example

A 20 × 10 m roof at 20° pitch.

How a single SAV-20/20T plus eave vents achieves full compliance.

01

High-level ventilation

20 m horizontal length × 5,000 mm²/m = 100,000 mm² required

One SAV-20/20T delivers 200,000 mm² free open area.
02

Eave (low-level) ventilation

20 m × 7,000 mm²/m = 140,000 mm² required

7 eave vents @ 20,000 mm² FOA each = 140,000 mm².
03

Effective flow rate

200 m² roof × ½ × 2.4 m height × 10 ACH = 2,400 m³/hr required

SAV-20/20T operates at 2,712 m³/hr — exceeding the target.
SAV-10B / SAV-10T1 unit per 10.94 m of horizontal roof length
SAV-20 / SAV-20T1 unit per 39 m of horizontal roof length

Install the ventilator on the north-facing pitch where possible; use a tilt-panel "T" model for east, south or west-facing roofs. Eave intake must at least equal the ventilator opening area.
